Reservations and Bookings
Booking Confirmation
All reservations are subject to availability and confirmation. A booking is only confirmed upon:
- Receipt of required deposit or full payment
- Receipt of signed rental agreement (if required)
- Confirmation email from Pagosa Forest Lodge
Payment Terms
- Deposit: A deposit may be required to secure your reservation
- Balance: Full payment is typically due 30 days prior to arrival
- Payment Methods: We accept major credit cards and electronic payments
- Taxes: All applicable taxes will be added to the rental rate
Cancellation Policy
Cancellation policies vary depending on booking platform:
- Direct Bookings: Please refer to your booking confirmation for specific terms
- Third-Party Platforms: Subject to the platform's cancellation policy (Airbnb, VRBO, etc.)
We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.
Rental Rules and Guidelines
Occupancy
- Maximum occupancy is strictly enforced (8 guests)
- Only registered guests are permitted to stay overnight
- No parties or events without prior written approval
Check-In and Check-Out
- Check-In: 4:00 PM or later (early check-in may be available upon request)
- Check-Out: 10:00 AM or earlier (late check-out may incur additional fees)
- Keyless entry code will be provided prior to arrival
Pet Policy
- Dogs are welcome with prior approval and applicable pet fee
- Maximum of 2 dogs per stay
- Pets must not be left unattended unless crated
- Guests are responsible for cleaning up after their pets
- Excessive pet damage will be charged to the guest
No Smoking
Smoking is strictly prohibited inside the cabin. Smoking is permitted only in designated outdoor areas. A cleaning fee will be charged for violations.
Hot Tub Usage
- No glassware in or around the hot tub
- Shower before use to remove lotions, oils, and sand
- No unsupervised children in the hot tub
- Use at your own risk
Damage and Liability
Property Damage
- Guests are responsible for any damage caused by themselves or their party
- Damage must be reported immediately
- Security deposits may be used to cover damages
- Excessive cleaning required beyond normal use will incur additional fees
Liability Disclaimer
Pagosa Forest Lodge and its owners are not liable for:
- Any accidents, injuries, or illnesses that occur on the property
- Loss of personal belongings or valuables
- Acts of nature (weather, wildlife, etc.)
- Issues with utilities or services beyond our control
By booking, you acknowledge that you are using the property at your own risk.
Insurance
We strongly recommend that all guests purchase travel insurance and verify that their homeowner's or renter's insurance covers vacation rentals.
SMS Text Messaging Program
Program Description
Pagosa Forest Lodge operates a text messaging program to communicate with guests about their stays and share occasional offers with returning guests. By providing your phone number during a booking (directly with Pagosa Forest Lodge or through a third-party platform such as Airbnb, Vrbo, or Lodgify), you consent to receive SMS messages from us.
Message Types
- Booking and stay-related communications (check-in details, cabin access, follow-up)
- Returning-guest offers and availability updates
- Occasional seasonal updates about Pagosa Forest Lodge
Message Frequency
Message frequency varies. You can expect no more than a few messages per year unless you actively engage with our rebooking program.
